Job Overview

  • Pepkor Lifestyle is seeking a dynamic and results-driven Project Manager (Property) to join our Retail Property team.
  • This role is pivotal in shaping and maintaining our physical retail footprint.
  • You will manage the full lifecycle of retail property projects, including new store developments, refurbishments, relocations, and ongoing maintenance across the portfolio.

Key Responsibilities

You will take full ownership of CAPEX projects, maintenance initiatives, and new developments, with responsibilities including:

New Store Development

  • Manage new store openings from project brief to final snag-list sign-off

  • Conduct site inspections and oversee construction progress

  • Coordinate shopfitting, signage, and IT installations

  • Ensure projects are delivered on time, within scope, and within budget

Revamps, Relocations & Closures

  • Manage refurbishments in live trading environments with minimal disruption

  • Oversee store relocations and closures, including white-boxing to meet lease exit requirements

Financial Management

  • Rigorously control CAPEX budgets, maintaining cost variances below 5%

  • Adjudicate tenders and issue purchase orders

  • Monitor running costs and approve final accounts

Store Maintenance

  • Oversee planned and reactive maintenance across the store portfolio

  • Ensure a minimum three-month maintenance cycle per store

  • Ensure emergency repairs are resolved within 24 hours

Vendor & Compliance Management

  • Manage architects, quantity surveyors, contractors, and other service providers

  • Ensure full compliance with OHS legislation and JBCC regulations

Asset Management

  • Maintain accurate asset registers for all store fixtures and fittings


Minimum Requirements

Qualifications

  • Diploma or Degree in the Built Environment or Project Management

Experience

  • Minimum of 5 years’ experience managing retail property projects

  • Proven experience in construction, shopfitting, tenant installations, and refurbishments

Technical Skills

  • Proficiency in MS Office (Excel and Project) and Google Workspace

  • Strong ability to interpret technical drawings

  • Sound knowledge of construction and shopfitting regulations, including OHS Act and JBCC


Skills & Competencies

  • Strong financial acumen with proven budgeting and cost-control experience

  • Excellent planning, organisational, and time-management skills

  • Strong negotiation and stakeholder management abilities

  • Ability to work under pressure and manage multiple projects simultaneously

  • Entrepreneurial mindset with the ability to lead and motivate external teams
